Project Overview:

T&G Structural Engineers were appointed to provide the permanent structural design for the Cote D’Azure, working closely with the architect and specialist consultants to develop a safe, buildable, and efficient structural solution. This was a turnkey project using modern methods of construction. The main structure is a combination of SIPS and CLT.

The Challenges:

The primary challenge was the topography of the site:
• The front of the site dropped away sharply, requiring structural support to transfer building loads safely to suitable bearing strata without transferring any load to the existing coutil wall.
• The rear of the site was inclined, creating lateral earth pressures that needed to be restrained.
• An existing granite wall was required to remain in place, with no increase in loading permitted.
• The design also needed to accommodate a swimming pool, retaining walls, and complex roof structures, all within a constrained footprint.
Balancing structural stability, buildability, and preservation of existing features was critical.

 

T&G’s Approach:

T&G developed a hybrid structural strategy tailored to the site conditions:
• Piled foundations were designed to the front of the building where ground levels fell away, ensuring vertical loads were transferred safely to competent strata.
• Reinforced concrete retaining walls were designed to the rear of the property to retain the hillside and manage lateral earth pressures.
• The existing granite wall was structurally isolated, ensuring that no additional loads from the new development were transferred to it.
• A coordinated design approach ensured that foundation systems, slabs, retaining structures, and roof framing worked together efficiently.
All designs were developed in line with architectural intent and third-party specialist input.

Implementation:

T&G provided design and detailing for:
• Raft foundations
• Concrete ground floor slabs
• Concrete roof slab over the garage
• Retaining walls
• External swimming pool carcass and associated retaining walls
• Cut timber roof structures, including integrated steelwork frames
• Surface and foul water drainage outside the building footprint
• Review of loading information from third-party specialists
This comprehensive design package ensured the contractor had clear, coordinated information for construction.

 

Outcome:

The project was successfully delivered with:
• A stable and efficient structural solution suited to a challenging hillside location
• Preservation of the existing granite wall without structural compromise
• Seamless integration of retaining structures, foundations, and superstructure
• A high-quality residential property that maximises its setting while maintaining safety and longevity
The structural design enabled the architectural vision to be realised without unnecessary risk or over-engineering.

Lee Saxon

ASSOCIATE DIRECTOR

Lee’s extensive construction industry experience and accomplished structural and civil engineering expertise place him as a highly valuable and versatile member of the T&G team. His crucial role in the company involves managing assigned projects, organising internal resources and ensuring client satisfaction through timely delivery of designs and accurate reporting of progress. As associate director, Lee also has responsibilities for overall company performance and development.

Alongside structural and civil engineering capabilities, Lee’s role requires advanced planning, organisational and implementation skills, strong communication techniques and commitment to quality management. He is also highly familiar with the latest design and modelling software, including AutoCAD, and Revit used to create detailed 3D designs and track various stages in a building’s lifecycle.

His career at T&G has provided Lee with considerable industry experience, working on numerous client projects ranging from small house extensions up to large-scale multi-million-pound developments. As well as managing his own projects, he also mentors the company’s technical team. Most importantly, Lee holds the vital responsibility of being T&G’s ‘social secretary and events manager’.

Lee studied locally at Highlands College Jersey to gain a HNC in Building Studies and National Certificate in Construction. He went on to become a professionally qualified engineering technician (EngTech) and is a member of the Institute of Civil Engineers.
