Project Overview:

T&G Structural Engineers were appointed as part of a multidisciplinary team to renovate 12 Belmont Road, a Crown property in St Helier, Jersey. The project involved transforming a dilapidated Grade Three listed building into a modern, spacious family home while preserving its historical significance.

The Challenge:

The property at 12 Belmont Road, originally built in the early 19th century, had undergone multiple adaptations over the years. Originally a family townhouse, it had been converted into a commercial property with a ground-floor shop front. The objective of the renovation was to restore the building to its former residential glory, creating a four-bedroom home.

This complex renovation required extensive structural work, including removing walls, eliminating staircases, relocating pillars, and blocking up openings. Working on a historical building of this nature posed unique challenges, as the original construction lacked standardised building controls, leaving much of the internal structure’s integrity unknown until work commenced.

 

T&G’s Approach:

With over three decades of experience in structural engineering, T&G brought a wealth of expertise to the project. The firm has a strong track record in renovation projects, having previously worked on the redevelopment of significant buildings such as the former St Martin’s School and St James’ Church in Jersey.Associate Director Lee Saxon led the T&G team on this project. Lee’s extensive experience with renovations and new builds allowed him to navigate the complexities of working with an older property. He emphasised the importance of drawing on previous project learnings to anticipate potential challenges and develop innovative engineering solutions tailored to the building’s unique demands.

 

Engineering Solutions:

T&G’s role involved detailed structural analysis and design to support the renovation efforts. Key engineering solutions included:Structural Modifications: Removing non-essential walls and staircases to open up the interior space while ensuring the structural integrity of the building.

Load-Bearing Adjustments: Relocating pillars and blocking up openings to create a cohesive and functional layout for a modern family home.

Preservation of Historical Features: The building’s historical elements were carefully considered while integrating modern amenities.

 

Outcome:

The renovation of 12 Belmont Road was successfully completed in July 2024, marked by an opening ceremony conducted by the Lieutenant Governor, Vice Admiral Jerry Kyd CBE, representing the Crown. The property, now a welcoming family home, will be let with priority given to key workers, contributing to the local community’s housing needs.

Lee Saxon

ASSOCIATE DIRECTOR

Lee’s extensive construction industry experience and accomplished structural and civil engineering expertise place him as a highly valuable and versatile member of the T&G team. His crucial role in the company involves managing assigned projects, organising internal resources and ensuring client satisfaction through timely delivery of designs and accurate reporting of progress. As associate director, Lee also has responsibilities for overall company performance and development.

Alongside structural and civil engineering capabilities, Lee’s role requires advanced planning, organisational and implementation skills, strong communication techniques and commitment to quality management. He is also highly familiar with the latest design and modelling software, including AutoCAD, and Revit used to create detailed 3D designs and track various stages in a building’s lifecycle.

His career at T&G has provided Lee with considerable industry experience, working on numerous client projects ranging from small house extensions up to large-scale multi-million-pound developments. As well as managing his own projects, he also mentors the company’s technical team. Most importantly, Lee holds the vital responsibility of being T&G’s ‘social secretary and events manager’.

Lee studied locally at Highlands College Jersey to gain a HNC in Building Studies and National Certificate in Construction. He went on to become a professionally qualified engineering technician (EngTech) and is a member of the Institute of Civil Engineers.
